Are pets allowed?
Yes — pets are welcome at Eda at no extra cost. We do ask that you let the team know about your pet during the application process so we can make sure the apartment is the right fit.
How long are your tenancies?
Standard tenancies are 12 months on an Assured Shorthold basis. Longer tenancies can be arranged on request — just ask the lettings team.
What deposit do I need to pay?
Deposits are equivalent to five weeks’ rent and held with the Tenancy Deposit Scheme. As a guide: one-bed deposits start at £1,555, two-bed at £2,040, and three-bed at £2,460. Your lettings advisor will confirm the exact amount for your apartment.
What’s included in the rent?
Rent includes use of all residents’ amenities — gym, cinema, co-working studio, games and private dining, rooftop terrace, 24/7 concierge — plus WiFi in shared spaces. Apartment utilities (electricity, water, council tax, broadband) are billed separately.
Is parking available?
A limited number of parking bays are available to rent on a first-come, first-served basis. EV charging points are available. Ask the team for current availability.
What about broadband?
Each apartment is wired for full-fibre broadband. You can sign up directly with any of the major UK providers, or choose the partner provider we recommend for fastest activation on move-in day.
How does the council tax work?
Eda apartments sit within Salford City Council. Council tax is set per apartment by band — the team can tell you the band when you enquire about a specific unit.
Can I view in person, virtually, or both?
Both, whichever works for you. Walk-in viewings, scheduled in-person tours, video tours over WhatsApp / FaceTime, and pre-recorded virtual walkthroughs are all available. Book a tour in whatever format you prefer.
Can my guests use the amenities?
Yes, residents can host guests in the cinema room, games room and private dining suite. The gym is residents-only.
How do I move in?
Once your tenancy is signed and deposit paid, the team will agree a move-in date with you. Concierge can sign for delivery vans, hold keys, and help with anything else you need on the day.
What if something breaks?
Log it through the Eda app, on the phone, or at the desk. Our maintenance team is on-site — most jobs are handled within 24–48 hours.
Can I cancel my application?
Yes, until your tenancy is signed there’s no commitment. Holding deposits are returned in line with the Tenant Fees Act. Once the tenancy is in force, the cancellation terms of your agreement apply — your lettings advisor will walk you through these before you sign.
